This is where you will follow the steps on our website to send through what type of architectural services you require along with an estimated budget, size & chosen designer from the list available. We at Plan To Build Have a new approach to the architectural profession & our aim is to simplify the process & to give you as much information as possible from the moment we receive your enquiry.

Once we have received your enquiry & have provided you with a formal quote based on the information provided on our enquiry system we will send you a formal appointment letter with a brief of the services that you require, your fees will be broken up as per architectural PROCAP stages as well the payments terms.

After the appointment of your chosen architectural professional has been finalized they will be in contact with you to obtain the required information to start with the net stage of your plans.

Typical information that gets asked would be the following:

  1. A copy of your property Title Deed.
  2. A Copy of the existing plans of your house (if there are no plans available we will send you a form to be able to request them from the City).
  3. Any additional information that you might have like design ideas for your project, look & feel of what you are looking to achieve etc. The more information you are able to provide the better we will be able to execute your ideas into a working design.

In this stage we will take all the information that we have gathered as well as the brief that you have provided to draw up your existing plans to create a concept design based on this information. It is normal for this stage to have a few revisions from the initial concept design to reach a point where all requirements are met & you are happy with the overall look & feel.

Once the sketch plan stage is complete a final design set of drawings will be done formalizing all decisions made in the sketch plan phase which will include final layouts, details items required etc.

Once your design is finalized & you’re happy with the layout we will apply all council regulations & standards to the plans as well as prepare all the necessary documentation for submission to the local authority for approval.

At this stage in your project all the necessary drawings & documentation have been completed & signed & your plans will be submitted for approval to council via their online portal. Once the submission is made you will receive a reference number as well as an invoice from council for the submission of your plans. The cost of this varies as it determined by scale & cost of the project. All the communication from council will be done through Plan To Build & you will be kept updated as things progress.

Hooray!! your plans got approved by the local authority & you are now ready to go to the next phase of your project. With your approved plans in hand you will be able to start with construction anytime within a 12 month period from the date that your plans got approved.

Now that you have your approved plans you can start looking at contractors to quote on the construction phase of your project. We are able to assist you with providing contact details for companies that we have previously worked with & will be a good fit for your type of project.

Full Architectural service and a bit more

Typically this is a full architectural service, your brief the professional will take control, this service will include all the above services but will extend to full technical detail drawings, 3 Dimensional drawings and renders, contract administration and site supervision.This service will include:
  • Clients Looking for a full architectural service, the professional will take charge of your project.
  • Clients who are not physically present or live out of town or country.
  • Complex projects that require professional management and oversight.
  • Higher end residential projects with specialised detailing.
This service can apply to most projects appearing in service option 03 or 04, building a slightly more complicated building which would benefit from a principal agent.

Site investigation, Design, Drawing, Council Submission

You may need a more specialized service for projects that are a little more complex, this could involve sites that are challenging, sloping sites, plots in estates or properties  in heritage overlay areas. This service will include Council approvals but you would manage your own build.

Typical clients for this service include:
  • New houses or large renovations on sloping sites.
  • Projects in Heritage overlay areas.
  • Buildings that require Heritage approval.
  • Larger Property developments.
  • Multi storey buildings, More than 3 floors.

A typical project would include a larger, more complicated house.

Design, Drawing & Council Submission

This service is aimed at clients who:
  • Need assistance with a design of a new house including all the approvals.
  • Have an existing house that needs a major renovation with all the approvals.

  • When there is no records of previous approved plans for your property & you require as set of approved plans for the sale of the property or for your own record.
